The most common questions new agents have about agentintel are around how appreciation is calculated.

Annual Time Period

Appreciation is only calculated as an annual comparison. There are several places on the platform where you can compare stats over different time periods (months, quarters, etc). Regardless of the time period being compared, appreciation is always calculated based on the year over year change in sales price.

The reason appreciation is only calculated as a year over year statistic is because that is how most people think about appreciation. Discussing how much a market appreciated last month is confusing. So, appreciation is always calculated as the year over year change in sales price

Median Sales Price

When calculating appreciation there are two stats that could be used: Average Sales Price & Median Sales Price.

We have chosen to calculate appreciation using Median Sales Price.

We use Median Sales Price because it is a more accurate indicator market dynamics.
